What happened to the 457
Home Affairs lists the Temporary Work (Skilled) visa (subclass 457) among its repealed visas and says it is closed to new applicants. Its page says the 457 was to be replaced by the Temporary Skill Shortage (TSS) visa. The 457 was an employer-sponsored visa, so your grant letter and VEVO show the end date and conditions for your own visa.
The current visa in the same family is the 482, now called Skills in Demand. Home Affairs says the Skills in Demand visa replaced the TSS visa on 7 December 2024. See the 482 visa guide.

Permanent residence through the employer
Home Affairs describes the Employer Nomination Scheme Temporary Residence Transition stream (subclass 186) as a permanent visa for skilled workers nominated by their employer. Its page sets out who can apply, including whether time on a 457 or 482 counts, how long you must have worked for the nominating employer and when the nomination must have been approved. Check that page, or ask a registered migration agent, before relying on any summary.
Eligibility conditions are not a promised outcome. Treasury's guidance says permanent visa holders do not need foreign investment approval for residential property, which is why some buyers compare buying now with waiting. See home loans while waiting for permanent residency.
What brokers say lenders do with a 457
Lenders publish little on this. The figures below are from two broker pages and show how much they differ.
| Maximum loan | What the broker says | Source and date |
|---|---|---|
| 70% | Two of ten lenders name the 457 among temporary visas they consider | Hunter Galloway, records dated 30 July 2026 |
| 80% | Available with select banks to work visa holders living in Australia | Home Loan Experts, updated 9 January 2026 |
| 90% | A special exception to normal criteria | Home Loan Experts, updated 9 January 2026 |
| 95% | If your partner is an Australian citizen or permanent resident | Home Loan Experts, updated 9 January 2026 |
On a $550,000 purchase, those loan sizes mean:
| Loan as a share of the price | Loan | Deposit towards the price |
|---|---|---|
| 95% | $522,500 | $27,500 |
| 90% | $495,000 | $55,000 |
| 80% | $440,000 | $110,000 |
| 70% | $385,000 | $165,000 |
Stamp duty, any state surcharge, legal costs and mortgage insurance are extra. None of this predicts a result for a particular applicant.
The January 2026 page also says a visa should generally have more than 12 months left. A later page from the same broker, updated 18 September 2026, says there is no Australia-wide rule that a temporary visa must have six or 12 months remaining, and that some lenders set a minimum. If your 457 is near its end date, ask the lender what it requires.
What you can buy on a 457
A temporary resident is a foreign person for foreign investment purposes, and the ATO says the ban includes temporary residents buying a home to live in. New dwellings and vacant land remain possible with approval. The 2026-27 application fee for a new dwelling priced from $75,000 to $1 million is $15,600. See the temporary visa page for state surcharges.
Treasury's residential real estate page lists joint tenants buying with an Australian citizen or permanent resident spouse as not needing to apply. It names joint tenants only, so ask a solicitor about any other title structure.

Frequently asked questions
Is the 457 the same as the 482?
No. They are separate subclasses. The 457 is closed to new applicants, and the 482 is the current employer-sponsored temporary skilled visa, which Home Affairs says replaced the TSS visa on 7 December 2024. Older lender wording may mix the labels, so check your grant notice.
Does time on a 457 count towards the 186 visa?
Home Affairs' page for the 186 Temporary Residence Transition stream is where the rules on counting sponsored work are set out, including the work period and the role of your employer as sponsor. Check it, or ask a registered migration agent, because the answer depends on your own visa history.
Can I get a loan if my 457 is about to expire?
That is a question for the lender. Older and newer broker pages disagree on whether a minimum remaining term applies, and policy varies by lender. If you are waiting on a new visa with a bridging visa in place, see the bridging visa guide.
Why do some pages quote different rules?
The ban on foreign persons buying established dwellings began on 1 April 2025, and the ATO says the 2026-27 Budget extended it to 30 June 2029. Pages written for the earlier rules can still carry a recent updated date and describe approval to buy an established home. Compare any page with Treasury's current guidance.
