Independent guide. Not a lender or mortgage broker, and not credit advice. About us

About this site

Expat Finance is an independent guide for people who want an Australian home loan while living overseas, or while on a temporary visa. We explain how lenders usually see your situation and link the fees, tax rates and rules to the pages they came from.

What we are not

Expat Finance is an independent guide. It is not a lender, mortgage broker or credit provider, it does not hold an Australian credit licence, and it does not give credit, legal, tax or migration advice. It is not affiliated with any bank, the ATO or the Foreign Investment Review Board.

  • We are not a lender, mortgage broker or credit provider, and we do not hold an Australian credit licence.
  • We do not recommend, compare or rank loans or lenders, and we do not tell you what you can borrow.
  • We do not help with loan applications or collect your documents.
  • We do not give legal, tax or migration advice.

Where our figures come from

Fees, surcharges and tax rates come from the ATO, Treasury and each state revenue office. Loan limits, deposits and currency treatment come from broker and lender websites. Those are labelled indicative, because each lender sets its own policy and changes it without notice. Every page lists its sources and the date we last checked them (currently 7 October 2026). If you spot something out of date, please tell us.

How we make money

We may receive a fee or commission in one situation, and only if you ask us for it: if you ask for a broker introduction, we pass your name, contact details and the purpose of your enquiry to a licensed Australian mortgage broker. We may receive a fee or commission from the broker or lender, and we disclose that at the time. You pay us nothing. We do not charge readers, and we do not let anyone pay to change what our guides say.

Our companion guide

Foreign persons need FIRB approval before they buy Australian residential property. FIRB Approval is a companion independent guide, published by the same people, that covers the approval rules, the fees and the state surcharges.
