How lenders see income from United Kingdom
Pounds are in the top tier on broker currency lists. One broker reports that some lenders count 100% of GBP income. The bigger driver of what you can do is whether you are an Australian citizen or permanent resident living in the UK, or a UK national with no Australian status.
The percentage of income counted, the loan size and the deposit all depend on your status as well as your currency. See Australians overseas, foreign nationals and how foreign income is counted.
Tax
UK residents normally pay UK tax on foreign income, including rent from property overseas, with relief where the same income is taxed twice. Since 6 April 2025 the UK uses a residence-based system, with four years of relief on foreign income and gains for new arrivals who were not UK tax resident in the previous ten years. That matters if you are an Australian moving to London with a property back home.
The general rules for overseas owners are on our tax page.
